Cloning, or taking cuttings of, your favourite plants is the very best way to perpetuate their existence. It’s also the best way to get them started for an indoor hydroponic garden.  For instance, I had a very successful Rosemary plant growing on my kitchen window-sill. However, it was in dirt and I really don’t like dirt in the house. I took cuttings from it and ended up with three new healthy clones that I planted in a LECA (small, clay pellets) medium in my indoor hydroponic garden.

With  an indoor hydroponic garden, you can keep it constantly fresh with new clones. You never need to be without a special herb, flower or vegetable you really like ever again. Here are a few lighting tips to get perfect clones for your indoor hydroponic garden.

Unlike when you start seedlings, clones need light from day one after rooting. It’s a good idea to start with lower and diffused light intensities from sources such as T-5 or T-8 fluorescent lighting. During the first few days, the cuttings will do best with just one or two 24 watt strips over the top of a standard 10″ x 20″ propagation tray in your indoor hydroponic garden. You can gradually increase the light intensity after a few days by lowering the light fixtures closer to the propagation dome. However, make certain the temperature doesn’t rise in your indoor hydroponic garden  above 85o F/29o C inside the dome after making this adjustment.

Once the roots develop, you can switch to HID lights that provide mostly red and blue growth stimulating spectrums. Metal halide grow lights should be used for the vegetative stage of plant growth in your indoor hydroponic garden. Metal halide grow lights will produce strong light in the blue and white spectrum which effectively mimics a typical summer day. High pressure sodium grow lights will produce strong light in the red spectrum which mimics the angle of the sun during fall. When your plants are ready to start flowering you should switch from your metal halide grow lights to your high pressure sodium grow lights in your indoor hydroponic garden.

Condition your plants to this more intense light in your indoor hydroponic garden by gradually decreasing the distance between the plants and light fixtures. After a couple of weeks, your plants should be able to handle very bright levels of light which will encourage healthy, robust and fast-growing plants in your indoor hydroponic garden.

An indoor hydroponic garden will be a source of great joy and wonderment once you’ve got it started and the fastest way is with clones or cuttings. As the summer comes to an end, take cuttings from the garden and start new plants for your indoor hydroponic garden. “Ebb and flow” hydroponics system is an example of the common arrangement of the indoor garden. Such system is composed of the upper grow bed, which is a box or tray that holds containers with plants. Those individual containers may be filled with various mediums, the most frequently used ones being rockwool, coconut fiber, lava rock, perlite, vermiculite or styrofoam pellets. The best mediums are those that are porous and can accumulate some water for a long time: lava rock is said to be the best in this respect.

The other part of the hydroponic system is the lower bed – the reservoir with the mix of water and nutrients dissolved in it.  Aquarium pump, regularly triggered by a timer, sends water solution up into the tray with plants.

The most important thing is to keep the correct composition of water solution in the reservoir – this is the key factor of the hydroponic garden flourishing. Many beginners find it difficult to maintain the right pH level of the water, necessary amount of nutrients, and their correct ratio. 

Standard organic plant nutrients are available to fertilize plants; however, many people are reluctant to do that, as they think such fertilizers will quickly make the water reservoir dirty. Indeed, organic nutrients interact with the organisms in water, which leads to their decomposition. Specialized concentrated nutrients, on the other hand, keep the reservoir relatively clean, since they are synthetically made and thus they cannot interact with the organisms in water. Nonetheless, such “clean” fertilizers will severely burn the plants roots if used in access.

Being pumped into the grow bed, water with a fertilizer saturates the plants and returns to the reservoir lacking the previous amount of nutrients and ppm (parts per million). Thus, its composition is always different and changeable. That is why a gardener should always monitor water solution, controlling its pH level and plant nutrients amount.

PostHeaderIcon Using Price-Per-Square-Foot to Compare Homes When Buying or Looking is Just Plain Wrong

I target Canton Ga homes for sale and in my market, time after time when I first work with a buyer there always seems to be a list in hand that shows price-per-square-foot.  The buyers take the prices on sold homes and then divide the sold price by a home’s square footage to arrive at the price-per-square-foot. Using that means to compare homes when house looking just doesn’t make sense I tell them.

Here is the reason why…

A quick example: House #1 sold for 0,000 with a square footage of 1500. Next you have house 2 that sold for 0,000 and also a square footage of 1500. That is a ,000 difference, yet both homes had the same exact square footage.

Using the example above, the buyer calculated a square foot price for house #1. He calculates again to derive an price per square foot for house #2. Both calculations are correct only the buyer has unknowingly neglected to take other important factors into play.

When using only the price per square foot as a guide, one fails to consider important factors that determine the home’s true value. One home may have a 2-car garage while the other has a 3 car-garage. That alone could mean a difference in value of up to ,000 in a formal appraisal.

One home has a tiny yard, the other a gigantic lot. One home may be fully landscaped, while another home has a plain dirt yard. A home has a tile roof, while another has comp shingle.  A home may have expensive hardwood flooring throughout, while other homes has bare basic carpet. Better yet, home #1 has a beautiful mountain view looking out from the back yard, while home #2 has a cement wall and a noisy shopping center looking into its back yard.

The number of bedrooms and baths are also an important factor. You can have the same square footage in two homes, but if one home has an extra bedroom for example, it could increase the value of that home another ,000 over the home with fewer bedrooms.

Although a real estate broker is not normally a licensed appraiser, you can still look at the differences when comparing homes and pencil in adjustments to the prices on homes sold, or even to homes the buyer may be looking at and considering making an offer on. When reviewing the FHA mortgage applicants  credit and credit report, the FHA mortgage lender must pay particular attention to the following:

The lender must determine the borrower’s payment history of housing obligations through either the credit report, verification of rent directly from the landlord (with no identity-of-interest with the borrower) or verification of mortgage directly from the mortgage servicer, or through canceled checks covering the most recent 12-month period. The FHA mortgage applicant must explain in writing all inquiries shown on the credit report in the last 90 days. The borrower must explain in writing all collections and judgments.  Extenuating circumstances include serious illness or death of a wage earner, but do not include the inability to sell the house because of a job transfer or relocation to another area.  Additionally, the FHA mortgage lender must document that the FHA mortgage applicants  current situation indicates that the events that led to the bankruptcy are not likely to recur.

 Past Chapter 13 bankruptcy does not disqualify a FHA mortgage applicant from obtaining an FHA-insured mortgage provided the FHA mortgage lender documents that one year of the payout period under the bankruptcy has elapsed and the borrower’s payment performance has been satisfactory (i.e., all required payments made on time).  In addition, the borrower must receive permission from the court to enter into the mortgage transaction.
